The Facilities Department will begin the MTC Window Replacement Project on Monday, August 11, with work continuing through October. The project will start on the west side of the building (Ellicott Street), then move to the south side (Division Street), and conclude on the east side (Oak Street).
Our Facilities Manager, Dan Brody, will keep staff informed and coordinate scheduling as the work progresses to help minimize disruption.
Below are the project FAQs for your reference:
What is the project?
- Replacement of exterior window glass on the 7th through 3rd floors of the MTC Tower.
- 2nd Floor windows facing the courtyard will be replaced as well.
Why is this work needed?
- Most windows are original to the building and are over 50 years old.
- Window seals are failing, allowing water infiltration.
What will you see?
- A contractor will perform the work.
- Crews will work:
- Outside from a suspended platform attached to the roof.
- Inside the building to remove and install windows.
- All windows will be transported through the building using the elevators.
How will the work progress?
- Work is scheduled to start the week of Aug 11.
- Work will begin on the west side (Ellicott St.), then move to the south side (Division St.), and finally the east side (Oak St.).
- The platform covers approximately five windows at a time. Crews will:
- Start on the 7th floor.
- Work downward, replacing five windows per floor.
- Move the platform and repeat until it is complete.
- The work is scheduled to be completed in October.
How will I know when my office is affected?
You will receive advance notifications:
- Initial notice and furniture assessment.
- 2 days prior: Personal items must be removed from window areas and loose papers secured.
- Day of work: Anyone working within 10 feet of the affected windows must relocate for the day.
Please note: All schedules are weather-dependent. Work cannot be performed during rain or when winds exceed 15 mph.
Will I need to move furniture?
- Facilities and the contractor will move large office furniture as needed.
- Employees are responsible for removing personal belongings from window areas and securing loose papers.
How long will I need to relocate?
- Most relocations will last one workday.
- Some employees may need to relocate twice if their office windows are replaced during separate platform setups.
- Corner offices will require two relocations.
Can my office be scheduled around my vacation?
- No. The contractor's schedule cannot be adjusted to accommodate individual vacation or PTO schedules.
What about the 2nd Floor windows?
- The 2nd floor windows on the south (Division St) building face and east (Oak St)/west (Ellicott St) will be replaced at the end of the project. Those windows do not need the platform and can be done by a separate operation.
